Terms and Conditions
Introduction.
In order to ensure that your holiday is enjoyable and that the cottages meet
your expectations please read the following Terms and Conditions and other
details regarding the cottage on the web site including the Access Statements
regarding both cottages before booking, since they may not met the structural
requirements of all potential guests and visitors
Pen Y Banc is set into the sloping landscape into the hill. Pen Y Banc,
essentially means, “Top of Bank” and is built on two levels
with several steps approaching the front door.
The Cross Keys is a late 18th Century building and many quirky features relating
to its age, such as some low doors, a cellar with internal steps although
there is a gate at the top. It is in the oldest part of the village which
slopes down to the River Dee which meanders through the valley, approximately
five minutes walk away.
When you make a reservation and booking it will be understood that the terms
and conditions of hire are acceptable to you.
Please contact me if you require further information about the cottage before
booking. I will always make every effort to ensure that your holiday is comfortable
and enjoyable since it is always my hope that you will return or recommend
the cottage to you family and friends
.
Reservations and Booking
The person making the booking must be 18 years or over. They will be regarded
as the party leader and take responsibility for ensuring that the cottages
meet the requirements of the other members of the party during the hire of
the Cottage.
All bookings are based on availability. Once a reservation has been made,
this will be held for seven working days to allow deposit and postal booking
form to be sent. Booking can also be made on line but unfortunately we do
not have a facility for processing debit/credit cards.
For advanced bookings, a non returnable deposit of 20% of the total cost
of hire will be required in Cheque or Postal Order. The remainder of payment
will be due six weeks before date of arrival. For international bookings
please contact me (Carol to discuss payment method).
We shall however endeavour to remind the customer that payment is due.
If the booking is within six weeks of hire, payment in full will be required.
Payment should be by cheque sterling and should be made payable to Carol
Keys-Shaw and sent to the following address:-

The booking will be deemed to have been accepted from the person named
as the “first name” on the booking form or the person giving
their name in a telephone booking. A binding contract will then come into
existence
with Carol Keys-Shaw (the owner) once the deposit has been received.
Cancellation by the Customer
In the event of a cancellation you must let me know immediately and this
must be confirmed in writing by letter or email. If you cancel the holiday
you are still liable for the payment in full, but I will try to re-let “Pen
Y Banc Cottage”. If I am able to do so, then full payment will not
be required, only the deposit will be forfeited unless you wish to book other
dates. In the event of exceptional circumstances where this can be supported
by evidence, consideration of individual circumstances will be made. The
holiday maker may be covered by household insurance or holiday insurance
cover in such serious events. It is advisable to consider taking out cancellation
insurance cover. If you’re present policies do not cover this.
Unavailability of property of the Cottages
In the event of circumstances completely beyond our control such as, act
of god, fire, flood, snow storms, national disaster, sea port industrial
action, volcanic
eruption, compliance with law or government order, (Foot and Mouth exclusion
zone) “force majeure” will come into effect. We regret that we
cannot accept liability or pay compensation as a result of force majeure. We
would however
always attempt to be fair.
Arrival and departure
Weekly bookings are generally from Saturday to Saturday. Short break bookings
can be made at any time during the week. These are more likely to be available
in the off peak periods subject to availability. I request that guest leave by
10.30 am to ensure that time can be given to clean and prepare the cottage for
the next visitors who will arrive from 3.30 pm.
If you are likely to be considerably delayed, please advise me since all parties
are met on arrival and shown around the cottage. The cottage will still available
for the time booked, even if you are delayed by days.
Looking after the property and Guests Responsibilities.
We recognise that you are on holiday and do not want to spend your time cleaning,
we do however ask guests that they treat the property and contents with respect
and leave it in a tidy condition.
Please do not go upstairs with muddy boots or shoes. You are liable for any malicious
loss or damage to the property and content during your stay.
Guests must not use the property for any unlawful or commercial purpose including
reassigning or subletting or otherwise allowing anyone to occupy it that has
not previously been accepted.
Minor breakages and accidents do occur, bulbs blow and sometimes things stop
working, please let me know so that minor items can be replaced at no cost to
you. We reserve the right to charge for more serious damage especially if this
has been deemed wilful and not preventable.
In extremely rare circumstances where the leader of the party or members of the
party are considered unfit or incapable of taking over the cottage e.g. drunk
and disorderly, 0r during hire display examples of such behaviour and cause nuisance,
the cottage will be repossessed and no refund made.
Equipment failure
If there is equipment failure please let us knows immediately so that remedial
action can be taken.
I and my husband, the (and contracted Workmen or emergency services) reserve
the right to enter Pen Y Banc Cottage or the Cross Keys, without prior notice
(if this is not practical or possible because you are not available) in special
circumstances or if emergencies arise e.g. repairs, burst pipes, fire. Please
keep the garden gate shut to avoid loose sheep from wandering in the garden and
eating the flowers.
Complaints.
If for any reason you are not happy with the cottages please let me know as
soon as possible, we will always endeavour to rectify the situation and we
are happy to accept suggestions and ideas on how we can make your stay more
comfortable.
Smoking
This is not allowed in the cottage or covered area. If smoking in the garden
please dispose of cigarette butts safely to avoid possible fire risk.
Number of guests in your party
Pen Y Banc Cottage accommodation is registered with the Welsh Tourist board
for four persons. Infants less than two years of age are not counted as full
members of your party. The number of people in your party should not be more
than advertised for the size of the accommodation. Guests should be indicated
on the booking form but if a change is required due to change in circumstances
please let us know.
Personal possessions safety and security
We do not accept responsibility for personal possessions. Vehicles and contents
are left at your own risk. We advise you to ensure that you lock the front
door when relaxing in the back garden.
Registered guide and support dogs belonging to individuals with visual and
hearing impairment are allowed. (This is allowed in any property for hire even
if web sites or brochure description states that dogs are not allowed). Guests
should be aware that we cannot guarantee that a registered guide dog and support
dog has not stayed in the cottages nor can we accept any liability for any
suffering which may occur as a result of such animals having been present.
Pets
Consideration will be given to one well behaved dog. The dog must not be allowed
on furniture, or be allowed upstairs to ensure hygiene standards and prevent
allergic reaction in future guest. A stair-gate is available. The pet must
not be left alone in the cottage because of the potential of damage and chewing
the woodwork and furniture. Owners are responsible for any additional cleaning
in the cottage and the garden and guest should dispose of dog waste ensuring
prevention of Toxoplasmosis and other infectious diseases. Especially to children
and pregnant women and (me the gardener) because this is a live stock area
it is advised that dogs be kept on a lead when out, supervised and kept under
control at all times.
We DO NOT have CATS. Please send them on their way.
Included in the tariff
All water heating, central heating, electricity, LPG gas and initial supply
of logs/kindling/coal.
In the kitchen, one paper kitchen roll, cling film, foil, tea towels, hand
towel, washing up liquid, washing powder (Daz) and Comfort. Pegs and prop for
the washing line. There is also an ironing board, and iron.
In the bathroom, Bath Mat, three towels per person, small pears soap per person,
2 toilet rolls.
In each bedroom beds are made up with quality linen, duvet and quilts. If blankets
are required they can be provided instead of a duvet if we are informed beforehand.
We can also provide additional pillows if required. A hair dryer is available.
For entertainment, there are video players, CD’ players and DVD player’s
and Freeview TV. There are also books, compendium of games and jig saw puzzles.
There are several radios.
On request a high chair, stair gate, and travel cot can be made available at
no extra cost. I have also acquired a washable play-mat.
I also provide picnic equipment that you can take out for the day with you.
Other information regarding Carols Cottages
On arrival you will be shown around. There is a file of information related
to services, utilities and working of domestic appliances, useful telephone
numbers and general information. All areas in the cottages and covered area
are non smoking. Smoking is allowed in the garden but guests are asked to dispose
of ’butts’ safely.
This is an agricultural live stock rearing area; fireworks are not permitted
at any time of the year.
Un-protected candles should not be used in the cottage. A lantern is provided
in case of electricity failure. Matches are provided for lighting the wood
burner/multi fuel stove. Please keep the matches out of the reach of children
at all times.
Pease be careful with the toasters (did you know most hospitals and public
services now ban use of them in non-catering areas)
Safety is of paramount importance. Carbon monoxide and fire alarms are fitted
throughout the properties and fire blankets and extinguishers provided in risk
areas. Instruction on the safe use coal and log fires should be maintained.
A copy of the country side code is also available together with ordinance survey
maps and details of local walks.
Pen Y Banc garden is a British Bee Conservation, Royal Society for the Protection
of Birds and English Nature, wild life friendly cottage garden. (There is no
national Welsh Nature organisation yet) The back garden is secure; there is
a garden pond which is kept covered. Parents are advised to consider this when
booking.
Not all mobile phone signals can be received at the cottages, sometimes this
is weather dependant. There is a telephone box next to Cross Keys and a post
box feet away. There is a post box in Sarnau village.

Pen Y Banc Holiday Cottage
Sarnau,
Bala.

Introduction
Pen Y Banc Cottage, (this means top of the bank) is located in the small
hamlet of Sarnau, 3.5 miles east of the town of Bala and approximately
5.4 miles west from the A5 trunk road between Corwen and Betws Y
Coed. The A 494 leads from the A5 to Bala and passes Sarnau which is
on the
right hand side, set back off the main trunk road.
Directions to the Cottage
After turning right into the hamlet of Sarnau off the A 494 from the A5
direction, Pen y Banc can be seen as you travel up the hill along the road.
It is a stone cottage with the top third of the front of the cottage rendered
in and painted in Cornish Cream. The cottage can also be identified by
the two Velux Windows in the roof. It is surrounded by a stone wall with
a mixed hedge and shrub on top of the wall protecting the cottage to the
front and side from prevailing winds but at the same time allowing a distant
view and forming a sun trap. The name of the cottage is on the wall by
the kitchen window and above the front gate, which is painted the colour
of bluebells. There is parking for one vehicle at the side of the cottage.
It is possible to park two motor bikes or bicycles in the covered, secure
car port if required. There is unrestricted parking in the hamlet of Sarnau
for additional vehicles. Please see Google Earth, a view of the cottage
can be viewed from the A494. Together with the Bus Shelter hut and Daffodils
in spring
Arrival is from 3.30 pm and leaving by 10 30 am (to allow for cleaning
and preparation of cottage for arrival for other guests).
The Cottage
Pen y Banc, is a two storey, split level, stone built detached, but not
an isolated property. It is set into the bank and hill slope. It is at
least two hundred years old when people were generally smaller than they
are now, hence most doors on the ground floor are of generally of standard
width but slightly smaller in height than average size. The two bedroom
doors are narrower than standard doors and slightly lower in height.
Pen Y Banc front garden and entrance door is approached via a small double
gate off the lane by the parking area. There are four shallow steps, graduated
as you travel along the flagged path towards the front door which is protected
by an open porch. There is a porch light. The door is situated in the centre
of the cottage and on entering Pen Y Banc small entrance hall; you turn
left into the living room, right into the dining room and through the dining
room down two steps into the kitchen. Floors in the living room and dining
room are oak laminate and there are ceramic floor tiles in the kitchen.
The kitchen door opens into the covered /patio area. To access upstairs
from the small hall, you proceed directly ahead up the carpeted, turned
staircase and onto the landing. There is a banister to the right hand side
of the stairs. Off the landing to the left is the bathroom and toilet.
The bathroom furniture and fixtures are of standard size. The electric
shower is over the bath. The floor is non-slip washable Vinyl. Past
the bathroom to the right you will find the main bedroom with king-size
bed.
This room has a velux window. If you turn left off the landing you
find the second double bedroom. It is approached down two steps and
care must
be taken to duck under the door frame and oak beam, avoiding head
injury on entering the bedroom. This room has opening windows. I
window lock
key is provided. It is small children are staying it is advisable
to lock the
windows. The landing has exposed stone work, a velux window and is
well lit. There is a sign reminding guests that this is an “Olde Worlde
Cottage” so duck before entering. Bedrooms, landing and stairs
are covered in 100% wool Berber carpet.
All windows have window locks so that parents can lock larger windows if
small children are staying.
In the kitchen, units and work tops are of standard height. The double-oven
is built in at eye level. The back door leads from the kitchen into the
covered way. Whilst the covered way is often used as a breakfast area in
the summer, bicycles or even motor bikes can be parked here securely. There
is outdoor lighting to this area.
From the covered way, there are seven, steep steps up to the cottage back
garden. At the top of the step is another light which is switched on at
ground level. On either side of the garden steps is a banister rail. The
garden paths are paved or gravel. The garden has two small lawns, slightly
sloping, surrounded by flower and shrub beds, fruit trees and roses. There
is a wild life pond that is covered by two net frames.
Whilst the back garden is generally secure, surrounded by fence and stone
walls with a garden gate to the side of the cottage, the front garden is
not since one shrub and flower area has no fence behind it so a child or
a dog could escape. Energetic dogs may even jump the four foot wall so
should not be left unsupervised.Solar Panels have been fitted to the cottage
south facing aspect 22nd November 2011.
Utilities
The water supply is from the mains. There is a septic tank for waste removal.
Nappies and sanitary products should not be flushed down the toilet.
General
Public Transport is very limited locally. There
are bus services from Llanderfel, Bala and Corwen serving the coast
and Wrexham
and several
towns and villages
in between. The nearest train service is Wrexham or Betws Y Coed
which can connect to major UK cities. The nearest Airports are at
Liverpool,
Manchester and Birmingham. There are private airport facilities at
Hawarden.
The nearest shops, medical and leisure facilities including
swimming pool, cinema, cafe’s restaurants and public houses are
in the market town of Bala. The nearest supermarket is the Cooperative
in
Bala. They
can do
home delivery.
For information regarding leisure facilities and
activities look at www.VisitBala.org. Information is also provided in
the cottage.
The RAF (Royal Air force) use Snowdonia National Park
and the Dee Valley as a training area for Military Air craft and for
transport
Not all Mobile telephones work and signals may also be
weather dependent.
You are strongly advised to maintain national speed restrictions
whilst visiting North Wales.
Fuel is generally cheaper on route to the cottage in
England, Wrexham, or in Mold.
Most garages in the country areas in North Wales close by
8pm, as do local fish and chip shops.
On 22nd November 2011, the Countryside Council for Wales declared the extention of the Clwydian Range an Area of Outstanding Natural Beauty. To include the southern ranges, the Llantysilio Mountains, part of the Berwyn Mountains, Llantisilio mountains and the Dee Valley.

Cross Keys

Introduction
The Cross Keys, formally an Inn, is located opposite the Parish Church Lychgate
on the corner of Church Street and a narrow lane linking up with Trafalgar
Square in the village of Llandderfel. 3.5 miles from the market town of
Bala and is approximately 6.4 miles west on the B 4401 road to Bala from
the A5 trunk road at Corwen. The B 4401/ 4402 travels along the Dee Valley
eventually leading to Bala.
The Cross Keys is a Grade Two Listed semi detached cottage and is described
by CADW Welsh Historic Monuments as follows:- History. “Originally
a pair of late C18 units, the building was converted into the Cross Keys
hostelry in 1804. In their original form, the two houses may have formed
tenements, since there is evidence to show that prior to conversion access
to their first floors, was via external flights of steps. The Cross Keys
Inn, as it became, utilised the range opposite, (now an out building to Derfel
Gadarn also listed) as a stable and the adjacent cart house also formed part
of the C19 Inn group”.
Exterior “Two and a half story former Inn with cellar. Of whitened
rubble construction with slate roof. End Chimneys, that to the right facing
Church Street, projecting and gabled with slate capping and later flaunching.
The entrance is that originally serving the left hand unit; the neighbouring
right hand primary entrance was blocked up in the early C 19, though its
lintel is visible externally; boarded door. Flanking the entrance are single
windows to each floor, recessed 9 pane (horned) sashes to the ground and
first floor and 6 pane sashes to the second. The latter are contained within
catslide dormers; some incorporate bullseye panes. The left hand section
has two C19 S-shaped tie plates visible above the first floor window. Interior.
Two rooms to each floor with plain beamed ceilings and fireplaces with
slatestone lintels. Early C19 boarded door to ground floor parlour, with
elliptical
glazed panel. The second floor has primary oak floor boards and rough Chamfered
purlins.
Listed. “Listed for its special interest as a late Georgian former
Inn with well preserved external character in a central village location.
The ensemble of inn and former buildings forms a good and unusually well
preserved group. Group value with other listed homes in Church Street and
in Trafalgar Street’’
Llandderfel is an ancient parish lying on the north bank of the River Dee.
Directions to the Cottage
If travelling along the A5 proceed through Llangollen towards Corwen. Once
through Corwen you will pass “Ifor Williams Trailers” on the
right and then the combined Police, Fire and Ambulance Station also on
the right. After about four hundred yards, the A5 bends to the right just
before
the Bridge over the river Dee. At this bend turn left off the A5 on to
the B 4401 signposted to Cynwyd and LLandrillo. Proceed on this road past
through
the villages.
If travelling along the A 494 from Ruthin or the A5104 from Llandegla travel
towards the A5. At the A5 Traffic lights, turn left on to the A5 following
the direction to Corwen. (Do not turn towards Bala/Betwys Y Coed at the
Traffic lights) Proceed along this road a straight stretch that goes over
the river
Dee. Indicate that you are turning right off the A5 once over the river.
Turn on the B 4401 signposted to the villages of Cynwyd and Llandrillo.
The “Berwyn
is a good family Restaurant and Just outside Llandrillo is the “Tyddyn
Llan, a one star Michelin Hotel and restaurant. Continue on the B 4401 following
the sign posts to Llandderfel and Bala, The road takes you past the Brynterion
Pub on the left. This is your nearest pub which serves good food and won
the 2010 CAMRA (Campaign for real Ale) award. The Road bends to the right
and goes over the River Dee via a stone bridge. Proceed and you will see
the War Memorial in the middle of the junction to your right. This junction
is also signposted B 4402 to Llandderfel. Turn Right onto the B4402. Proceed
up this road for about ¼ mile into the village. You will see a Red
Telephone Box on your right. Park in the space directly next to the telephone
box. The telephone box which stands on the Cross Keys land, is next to
the Cottage.
The Cross Keys is Lime Washed Due again in 2011) and is surrounded by a stone
wall to the front and to the side of the telephone box. Enclosed in the small
area behind the wall are three apple trees in very large terracotta pots
by the telephone box and roses in large terracotta pots to the front of the
Cross Keys. There is parking for one vehicle at the side of the cottage.
Additional unrestricted parking is a little further up the road by the Church.
There is a strict code of parking maintained by residents to ensure harmony.
The main access road is Church Street which runs up to the village from the
river. The Cross Keys with its red telephone box and other village houses
can be viewed clearly on Google Street Map view which was probably taken
in 2009.
Arrival is from 3.30 pm and leaving by 10 30 am (to allow for cleaning
and preparation of cottage for arrival for other guests).
The Cottage
The Cross Keys is a comfortable, well furnished, beautifully maintained traditional,
quirky cottage, that was originally the Village Inn or Hostelry situated
in this traditional Welsh village with has many listed buildings. The village
is set in on the slopes and banks of the lower Dee Valley
The Cross Keys entrance door is approached via the narrow lane off Church
Street. There is one step onto the very short path and from this lane and
a small step over the threshold through the front door into the Cottage.
There are two rooms to each floor in the cottage. None are square and some
give the impression of sloping especially upstairs. All rooms are beamed
and heights are lower than modern houses (In 1800 the average height of
a man was 5 feet 4 inches) so if you are taller than average or even average
height you have to be mindful that you may hit your head if you do not ‘duck’ in
some areas.
Decoration.
The walls throughout the Cottage are painted white and the woodwork
painted in black and terracotta a colour resembling one that was used in
the C18. The floor in the Living Room is slate and the kitchen, landing and
bedroom one, is oak. There are wool carpets to the top floor and to bedroom
two, covering the original oak flooring.
Safety and Security. Fire equipment is provided and the emphasis is on prevention
so unfortunately candles are not provided. There are smoke detectors and
carbon monoxide detectors fitted. Fire guards are provided for each fire
on the ground floor. The original fire places in the cellar and bedrooms
have been sealed. All windows have locks. Torches/lanterns are provided in
the event of a power failure. The front door has a very unusual lock and
key. The garden shed/coal house, bike store has a padlock
Heating. In the Living Room and Kitchen are multifuel stoves. Coal and wood
is provided. In the kitchen is also an economy seven electric, Dimplex wall
heater and in other rooms thermostatically controlled Dimplex electric wall
heaters. The shower room heat is provided by the heated towel rail.
Water Supply and Drainage is from the from the mains. Nappies and sanitary
products should not be flushed down the toilet.
Kitchen / Dining area
This is an unusual open plan area with a range of
hand built units, painted in keeping with the age of the property. The work
surfaces are slate. There is a hob, extractor fan, built under cooker and
grill, microwave oven/grill, washing machine/ drier, Iron and other laundry
facilities, larder fridge. Hot water is provided from a Santon Water Heater.
There is a full size freezer in the cellar. There is a small garden to the
rear of the property down the alley where washing can be hung and bicycles
stored. This small garden area was thought to be the original brewing area.
The cupboards are fully stocked with crockery, pans, baking equipment and
utensils, virtually everything you will need for your stay. The kitchen,
units, small Belfast sink and slate work tops are of standard height. Washing
up liquid, detergent and kitchen roll is provided.
Cellar. Steps to the cellar lead from the kitchen. There is a banister gate
at the top of the staircase. There is a full size Freezer and storage facilities
if you are feeling creative there is also an ancient cabinet makers Workbench.
Living Room. This is to the right of the front door. Free View Satellite
TV 142 Channels, Radio. CD, DVD and Video players, Books, Games. Multi Fuel
Stove Dimplex wall heater with thermostatic control. The flooring is slate
and there is a large Wool rug. Three chairs are higher than the settee.
Bedrooms. These are situated on the first and second floor approached via
a short flight of stairs leading directly from the hallway from the front
door. There are banisters rails on both sides.
Bedroom One
This Is to the right from the top of the landing. There is a small lip down
into the bedroom from landing. Presented as a single bedroom but has another
single trundle bed both with sprung mattress. Bedside cabinet, dressing table
and wardrobe. Original fire place and oak floor. Dimplex wall heater with
thermostatic control. Oak floor. Wool rug.
Bedroom Two
Turn left from the landing. This is a comfortable relaxing room. Double
Bed, posture sprung mattress. Dressing table, and built in wardrobe/closet.
Wool
Carpet and original fire place. Dimplex wall heater with thermostatic control.
Bedroom three/four/ family room
This is approached up a narrow twisted staircase; you have to duck to avoid
hitting your head. The bedroom itself is large, relaxing and comfortable,
with a beamed, sloping ceiling and has a dormer window. The view from the
window is toward the Berwyn Mountains. One rod from the traditional ties
runs along the floor and along the flank wall. It has a King-size bed, two
bedside cabinets, dressing table, stool, chest of drawers, wardrobe and relaxing
chair and stool.
A very wide but small door leads to bedroom four. This room is similar with
views to the Berwyn Mountains. This room has a Laura Ashley Day bed with
sprung mattress and trundle with the other mattress. Wardrobe, Dressing Table,
There is a toy basket. It is more suitable for small children and young people
or used as a dressing room to bedroom three. Both bedrooms have wool carpet.
Dimplex wall heater with thermostatic control in both rooms.
Shower Room
Right from the landing . Modern White bathroom furniture and fittings in this
compact area include Sink, Bidet, and Shower, Electric Tooth Brush / Shaver point.
There is no BATH. A baby bath can be provided. Slate Floor Tiles. Heated towel
rail. Constant Hot water in the bathroom is provided by a combi boiler.
General
There is a regular bus service to the village and from the village
toward Barmouth on the coast to the west or to Llangollen and Wrexham to the
east.
The nearest
train service is Wrexham or Betws Y Coed, this gives access to the wider network
including London, Manchester and Birmingham. The nearest Airports are at Liverpool
and Manchester.
For information regarding leisure facilities
and activities look at www.VisitBala.org. Information is also provided in the
cottage.
The nearest shops, medical and leisure facilities including swimming
pool, cinema, cafe’s restaurants and majority of public houses are in
the market town of Bala. The nearest supermarket is the Co-operative in Bala.
They can

delivery. The nearest pub is the ‘Brynterion’ which you would have
